Fresno, despite its current low vacancy rate of 10.4%, still offers office space rentals in the Central Business District at a reasonable rate of $28.35 per square foot. This is of particular note since there is currently no new commercial construction in the downtown area; indeed, there is a scant 500,000 square feet planned in the immediate vicinity. Of this, approximately 5,000 square feet is planned for Midtown, 225,000 for the Northwest part of the city, and the balance is suburban. About the only activity in downtown Fresno is the $70 million overhaul of the courthouse. Using the shell of the five story building constructed in the 1960’s, the project involves totaling gutting the interior and renovating it from the floor up. Scheduled for completion in 2010, it will house the Superior Court of California and the County of Fresno. The other major cities that are in California include: San Jose, San Franciso, Los Angeles, San Diego, and Orange County.

Downtown Fresno Office and Commercial Space:

To attract businesses to the downtown area, the city is currently attempting to resolve two major deterrents: an inadequate water supply and congested traffic patterns. The plan is to enhance and revitalize the Central Business District while retaining the architectural integrity of the many historic buildings there rather than take a “bulldozer and build” approach. Downtown Fresno is home to many of the city’s most popular attractions. The six block long Fulton Mall, currently being considered for inclusion on the national registry of historic places, is an outdoor pedestrian mall, only the second such downtown mall in the nation. Bordering the mall are many shops and offices, and some of Fresno’s most notable buildings are located along it. The Chinatown District, which was the center of Fresno for many years, is currently undergoing a revitalization project, although many of the old buildings were demolished prior to 1994, when various agencies, businesses, and citizens banded together to save the area. The Cultural Arts District is home to several museums as well as a number of new residential projects aimed to meet the needs of the district’s many artists. Old Armenian Town, where writer William Saroyan lived as a young boy, has preserved some of its most important landmarks, and there are plans to build an office building and a museum in the area.

Fresno Population and Local Economic Stats:

Fresno’s population of approximately 471,000 represents a 9% increase since 2000, and despite its relatively small size, the city supports a surprising number of attractions, including the Fresno Metropolitan Museum of Art and Science, the Fresno Philharmonic, and the United States Aviation Museum. Additionally, there are three national parks nearby: Yosemite, Sequoia and Kings Canyon. Fresno has a higher crime rate than the California average, nearly 72 crimes per 1,000 residents. However, violent crime accounts for only a little more than 8 per 1,000 residents, with property crimes making up the balance. Unemployment is also high in the city, currently hovering above 15%. Job growth is a negative 4%. Part of Fresno County’s challenges relate to the abundance of agricultural enterprises in the county. The drought in 2008 is still having an impact on an area that is one of the least developed in the nation.
